Yes, and it is also possible to own your own sustainable holiday home with full flexibility. You can choose a fixed time and place or stay completely flexible whenever you want.

The community of the LUDOVICO Cooperative is an ideal “vehicle” to bring together different people with different desires to reach a common goal.

The aim was to create a new world, a new community in which agriculture and holidays can be experienced in a new, flexible and sustainable way.

Die Villa

The villa is situated in a unique location and is surrounded by idyllic vineyards – all biologically and organically cultivated. Five minutes walk to the cantina, the pool and the village. A private cypress avenue leads to your villa – parking for two cars is available. Three bedrooms in country house romance. Master bedroom with open fireplace. All three bedrooms open onto a terrace with a magical view over the vineyards to the Mediterranean Sea. On the ground floor the Live-/Dine-/Cook-Lounge opens on the south side with three glass sliding doors to the garden – with lavender and the spectacular view. The kitchen is a solid wood joiner’s kitchen equipped with the latest appliances. The open fireplace provides additional cosiness. A herb garden is planted – Buon Appetito!

LUDOVICO Villa & Apartments

The old oaks on the winery have been around for hundreds of years. They silently absorb the endless sunny days, the lush night air of the Mediterranean and the nutrient-tight soil that anchors their roots. This land is pure, wild and untouched and provides the perfect backdrop for our vines, but also for our souls. In a sense, the growth of a vineyard is spiritual. It is an act of creation to take the complete in every element of its environment and reflect its journey back into the wine. It is not only the grapes, the soil and the rain, but also the love, the care and the real passion of the people, exactly those who work this land. The winery is located just below a small Tuscan village in the Maremma, southern Tuscany in Italy.

The vineyard

has become a pride for this Tuscan community because the winery enables the locals to share their intimate understanding of “La Dolce Vita”. The people who work at the winery are incredibly proud and passionate. Angela is the first to welcome you to the estate together with her sister Giovanna and Francesca (who makes the tastiest “Torta della Nonna”). For them it is a personal matter that their guests feel welcome, relaxed and at ease, and these women are very proud of their cooking and table culture. Nicola manages the cellar and the vineyards together with the farmers, and Carla is the driving force behind the winery with her years of wisdom and experience in the winemaking process and in the field. And all these locals work with an unprecedented strength and dedication that combines each of their actions with what can only be described as the spirit of their winery.

When I was confronted with the idea of LUDOVICO, I was immediately thrilled. What is particularly advantageous is that winegrowers, operators and consumers find that the cooperative brings users closer to each other and therefore have more understanding for each other. Right of withdrawal My Farm

For the planting contract you do not have to own any shares in LUDOVICO Cooperative. You have two weeks to cancel your order. A simple message is enough. Your contract ends after one year if you do not extend it.

Right of withdrawal My Farm

To use real estate, you must own shares in the LUDOVICO Cooperative. To buy shares of LUDOVICO you have to be a member. You can become a member here. If you buy shares, you have two weeks to cancel your order. A simple message is enough. It is not possible to pay before these 14 days. But even after 2 weeks you can cancel your order at any time. You will get your money back, minus a fixed compensation depending on the duration of your use.

Ownership Rules

As mentioned before, you can only buy shares as a member. Only about 200 people own a project together. If you buy shares at the beginning of the project, you can, if you want, fix a fixed time and a fixed object (max. 33% of availability). If you want, you can switch to Flex mode at any time.

Booking Rules

If you own shares in Fix mode, you do not have to do anything in addition. If you have Flex mode, you can select your preferred times and properties from 1 November or later. Via “My Wallet” in your app, you can simply borrow or buy missing times and accommodations or rent or sell your times and accommodations.

Location and sights nearby

Seven World Heritage Sites are in absolute proximity of only 2 hours.

Sassofortino and Roccatederighi, these small nearby picturesque villages delight locals and visitors alike. In both medieval villages there are grocery stores, bars, restaurants, a post office and an ATM. Sassofortino and Roccatederighi are within walking distance. There is a real sense of community and a desire to take care of each other. Restaurants such as Da Nada, Trattoria Il Corso, La Conchiglia, Garum, Il Fornaccio and Momo all welcome you to take a chair and enjoy a meal or espresso.

The project is about half an hour’s drive from Grosseto and only two hours from Rome, Pisa and Florence airports.

Siena and the Mediterranean beaches can be reached by car in 40 minutes.

There are regular buses to Grosseto, the next bigger city with international train connections and hospital services.


The region is a very original area. You will find many often simple but very good restaurants with fresh products. In the immediate vicinity of Sassofortino and Roccatederighi there are two pizzerias, six restaurants and four bars.

  • Worth seeing Abbazia San Galgano – the ruin of a former abbey about 35 km southwest of Siena on the territory of the municipality Chiusdino in Tuscany in Italy.
  • A must: The Giardino dei Tarocchi is an art park near Garavicchio in the municipality of Capalbio about 60 km south of Grosseto in Tuscany. It was designed by the French-American artist Niki de Saint Phalle and realized in 1979 together with her husband Jean Tinguely, who was also an artist.
  • Roselle, Latin Rusellae, Etruscan Rusel, is an ancient city on the Ombrone in Tuscany, about 8 km northeast of Grosseto. The town below the hill is now a part of Grosseto.

The winery lounge invites you to linger or to have an aperitif every Friday, Saturday or Sunday. Four bars offer you the opportunity to have a drink or a coffee.
Beaches & Harbours
  • The most beautiful natural beaches are located between Castiglione della Pescaia and Marina di Grosseto or in the Natural Park Albarese.
  • The Cala Violina bay is certainly one of the most beautiful, but unfortunately it is very crowded during the season.
  • If you like a sunbed with umbrella and Italian promenade, the beaches in Castiglione della Pescaia and (a little simpler but very authentic) in Follonica are certainly right.
    In the evening from 19h the fishing boats arrive in Castiglione. There you can buy fresh fish directly from the (am) cutter.
  • Beautiful marinas can be found in Puntone, Punta Ala, Marina di Grosseto and Talamone.
  • Piombino is very authentic.
Cycling & Hiking
  • Italians love cycling, especially on the road. So there are many routes. In Roccatederighi there is a rental service, also for mountain bikes and e-bikes.
  • There is a quite well structured hiking network. However, the information is not always accurate and there are already some hints missing. Especially good hiking (with wonderful bays for bathing) is possible between Piombino and Populonia and between Puntone and Punta Ala.

Meenings of “LUDOVICIS”

This is a fairly new, modern, beautiful Estate about 1 hour south of Siena. What first caught my eye was the amazing pool, breathtaking landscapes, and very modern design. I feel like a lot of hotels in Tuscany are very old, kind of like staying at your grandma’s house kind of feel. This is completely opposite, and I loved the modern style. The landscapes and design of the place did not disappoint. We also had great food and a great wine tasting.

I went with my Italian boyfriend (I’m American). The property is gorgeous and peaceful. We stayed for the dinner which was totally worth it. The owner explained the wines and we are really into wine so we had good conversation. The owner then left at the end of dinner and we were left with the wine! In the barrel room! So fun!!! My boyfriend and I noted even if we drank a good amount of wine we didn’t wake up with a hangover which is usually due to the quality of the wine. When we were leaving the owner then suggested a few places for us to visit on our way back to rome. We took his advice and ended up having a really great time.

Our stay, two short nights, was lovely from start to finish. We were welcomed and shown to our room in the 13th century converted manor house. The view from the balcony was breathtaking! We enjoyed the six glass tasting with delish antipastas in their new tasting room next to the manor house.
